Apartment security guards and patrol options
Start with the concern: an unattended entrance, parking-area observation, visitor handling or overnight coverage. Describe the times and locations that matter without sending access codes or sensitive resident details.
Ask whether the proposal is for a fixed post, roving coverage or scheduled patrol visits. Compare the responsibilities, reporting and supervision as well as the hourly rate. The initial form is for property managers and owners seeking service.
For price context and the scope behind published examples, use the cost guide.
Apartment entrances, parking and access routes
Mark pedestrian doors, vehicle gates, elevators, stairs, mail and package areas, parking levels, amenities, management space and service entrances. Record which routes are resident-only and which admit guests or vendors.
Los Angeles City Planning’s 2024 factsheet reports more than 12,000 Downtown homes created through adaptive reuse. A converted apartment property may retain access routes from a former office or commercial layout. Check the actual building plan rather than assuming one front door and one lobby.
Resident and guest access control
State what proves residency, how household updates are supplied and what the guard does when a card or list is outdated. Write the guest authorization process, delivery rules and after-hours management contact. Avoid asking the guard to make lease decisions at the desk.
For vendors and maintenance, record approved hours, work-order or management confirmation and controlled access to nonpublic rooms.
Package handling and building keys
If the post receives packages, specify accepted carriers, storage location, oversized or perishable items, resident notification and unclaimed items. If it controls keys or access devices, use a signed issue and return record.
Do not put valuables, rent payments or personal documents into the guard process without an approved property policy and secure handling method.
Apartment parking and common-area patrols
Show the route, expected frequency and areas visible from each checkpoint. State whether the guard observes, enforces a property rule, contacts towing under management authorization or only reports. Define what happens at the lobby while the guard is away.
Separate noise, maintenance, lease, welfare and emergency calls. The guard needs a clear escalation chart, not a general instruction to “handle residents.”
Resident privacy and security reports
Identify the minimum resident or visitor information needed for the post. Limit who receives logs and camera-related notes. A report should describe an observable event, action and notification without unnecessary personal commentary.
Ask the provider how reports are transmitted, stored and corrected. Confirm that its process fits the property manager’s privacy and retention policy.
Guard licensing and building orientation
Check the proposal entity in the DCA PPO record and request its current insurance certificate. Ask how each guard registration is checked and how the person is trained on resident interaction, protected information, building systems and post boundaries.
California’s training requirement does not replace a building orientation. Require signed acknowledgment of the current post orders and management contacts.
Apartment building security costs and quotes
Price each lobby post, patrol period, parking duty, supervisor check, overtime and holiday. Check whether package handling, access-system work, report technology or vehicle patrol adds a separate charge. Use the cost guide to total the actual coverage hours and the company worksheet to compare staffing and terms beside price.

Frequently asked questions
Can an apartment security guard enforce the lease?
The property should define the guard’s observable duties and escalation. Leasing, legal and management decisions remain with the responsible property team.
Should the guard receive packages?
Only when the property has an approved intake, storage, notification and release process that fits the post workload.
What should happen while the lobby guard patrols?
The post orders should state whether the lobby is temporarily unattended, covered by another person or monitored through another approved process.
